My Question to Sng Seow Wah, Alliance Bank group CEO

6. Are Malaysian and Singapore banks able to absorb a 50% drop in property prices? Any stress tests before? Ong Ting Lip, Segamat, Johor

I believe that the steady increase in Malaysian property prices over the last few years has been due to economic fundamentals rather than speculation. As such, I do not expect to see a drastic scenario of property prices retracting by 50% in the near future.

Price increases (or decreases) in Malaysia have not been on the same scale as in Hong Kong or Singapore. Speculation in Hong Kong and Singapore has been higher, leading to severe anti-speculation measures introduced in the past year.

Malaysian banks (including Alliance Bank) are generally well-capitalised and conduct regular stress tests to ensure continued preparedness.

With Money Only We Can Help Those Poor

Selangor can use water profits to help the poor

I REFER to “Put People First In Water Issue” (The Star, June 2). I agree with the writer that we should put aside political differences for the rakyat’s benefit.

Currently, Selangor may not face a water shortage but how about in years to come?

The later we build the water infrastructure the higher will the price be, as the cost of materials will not get any cheaper.

Water concession operators also seek to make profits, but as long as the water tariff is reasonable, the government of the day should allow them to increase the tariff.

One may argue whether the rakyat will be able to bear the higher water tariff?

The Selangor Government is the major shareholder of the water concession operators. If the company makes profit and distributes dividends, the state government can utilise its share of the profits to subsidise the poor rakyat.

This is a better way.

I hope that the discord between the Federal and state governments can be resolved as soon as possible in the interest of the rakyat.

妨碍司法公正 (Preverting The Course of Justice)

09/01/2011 Afternoon 3:55pm (Cloudy Day)

Just before the lunch, suddenly come out from my mind, that is the famous quote in the Hong Kong Drama "妨碍司法公正", under curiosity I intend to find the definition of this words, finally I got it, as it take me about half an hour to get the words in English that is "Preverting The Course of Justice".

But I am not sure my home country Malaysia did the Attonery-General charge any persons before under this common law offence "Preverting The Course of Justice". As this is the important issue either for criminal case nor in civil suit. Some of the people will find all sorts of way to prevent themself from any charge.

Recently that is the Teoh Beng Hock case which may affect the confidence of justice from the international people toward Malaysia. As the coroner rule out homicide nor suicide, so who responsible for the death of the deceased? Really sad to know that. MACC such as reputable government agency it is not safe to go to their office to co-operate for investigation, as under their "care" someone may either "homicide nor suicide". Who can actually tell us the truth of the death?

US -First Time In History Inflation Bonds Are Sold With Negative Yield

This morning I reading a news that regarding inflation bond or know as Treasury Inflation-Protected Securities , surprise me is that bond selling in negative value.

Do this indicate that coming Nov 2-3, Fed QE2 Announcement Most Likely? I predicted is mostly going to have the second round on QE2.

Inflation, commodity is going up. USD is going to devalue some more. Worth to look at Malaysia plantation stock, and gold retails shop.

I still keep on positive on Tomei & Poh Kong. As their inventory (gold) which is much more lower than current gold price.

If Gold price break their historical high, in term of technical view it will further go up.

Next time, I will tell you why is the both gold jewellery stock worth for buying.

What do Malaysia achieve from the past 53years after we Merdeka? Will we have the better prosperity than this 53years?

I still very confident to Malaysia, but for me the most important 2 things we should do is reducing crime and reducing corruption as well. If this both issue do not rectify, we can not achieve our transformation.

Long time no blogging

That been long time I'm not blogging, due to busy for my works. Anyway I will take the weekend time to write for my blog. 

Last two days, I finally decide to take up my CIMA strategic level, it so costly anyway I will do the best for the coming May exam. Time past so fast, the last time i take up my CIMA P5 is 1 year + ago. Hehe.. Luckly that time pass the exam. 

Recently one of my secondary classmate father admit into the hospital, I am here to wish him to be well soon. May he can recover & healthy always. 

10th March, Malaysia government come out a mini-budget it involve RM 60billion spending, I think it should consider a big-big budget since so much money involve, more over it is the biggest ever stimulus package unveiled by government. Thank you Malaysia government for that. Whether it will bring prosperity to us, time will prove it. 

Past 1 month, Dow Jones Industry Index come to the lowest since last 10years. Paper article always quote "Things are going to get worse before they get better". How worst are we going to face? 

Dear my friends, do you worry you will get retrench? Do any of your friends get retrenched? On the mini budget, government mention will create 163,000 training and job opportunities in both public and private. But I would prefer to know the future unemployment rate rather than job create in the coming years. Maybe in the coming title, I will write my opinion toward the mini budget.

If I am the government, my primary objective will focus on the income of the rakyat and the purchasing power of the peoples. In order to increase both of its, the pathway is not that easy. Education may the fundamental for it.
